This was to help reduce grey water run off from the baled silage and reduce plastic as the bales would not need to be covered to be stored. The location against the main road meant that the building had to be well designed due to its fairly prominent position.

XL Planning were successful in getting planning permission for a new self-build detached dwelling in the village of Wembworthy. Mid Devon District Council accepted that there was justification for a dwelling outside of a settlement and that the site was in a sustainable location. The self-build policy in the emerging Mid Devon Local Plan proved very useful and allowed our client to get permission for a dwelling in a location where a dwelling would not normally be accepted. The dwelling is subject to a S106 agreement to control its resale.

The client wanted to extend their property for their growing family. The brief was to create a two storey rear extension which was modern, light and achieved the internal space needed.

The client was seeking to extend his barn converted dwelling alongside erecting a new garage block to provide a more spacious ground floor living arrangement and storage space. Two householder planning applications obtained approval, with both the extension and garage block designed to retain the attractive character of the barn conversion in the countryside setting whilst allowing the clients to achieve the internal space required.

Planning permission and Listed Building Consent were obtained for the client who was seeking to replace the windows and doors of a Grade II listed cottage and erect a single storey extension. Both elements of the proposal were sympathetically designed to conserve the historic character of the dwelling whilst ensuring a functional outcome was achieved through securing double glazed replacements and allowing the rear extension to maximise the amount of usable internal space on the ground floor.

Full planning permission was obtained for a change of use of the building to a mixed use bed and breakfast hotel (Use Class C1) and supported YMCA accommodation (Sui Generis Use), with these uses compatible and maximising the potential of the building layout to provide accommodation and employment/training opportunities for young adults supported by the charity.

AMP were contracted to replace existing biomass boiler systems on several sites across the country. They employed XL planning to submit the necessary applications.
